Naples Area Real Estate Market Report – Naples Area Board of REALTOR® (NABOR®) released the April Market Report. Here are a few interesting statistics and comments:
- Inventory of single-family homes up nearly 40% in a month resulting in highest level since March 2021
- Market self-correcting with 33% of home inventory with price reduction in April
- There is virtually no data in the MLS for home sales priced below $300,000 with only 96 properties in this category in April’s inventory
- Median closed prices continue to rise in the single-family home market while median condo prices decreased compare to March
- Rising mortgage rates are likely reducing the number of qualified buyers but it did not negatively impact buyer interest in April
- Backup offers are being recommended as over 600 properties that went pending were put back onto the market in the last two months
