  • Single-family home highlights comparing February 2024 to February 2023:
    • New listings up 7.7%
    • Closed sales down 8.8%
    • Inventory of homes up 73.4%
    • Months supply of inventory at 5.9 months, up 84.4%
  • Condo highlights comparing February 2024 to February 2023
    • New listings up 20.8%
    • Closed sales up 3.2%
    • Inventory of homes up 85.8%
    • Months supply of inventory at 6.6 months, up 100%

  • There were 2,264 price decreases reported in February as Sellers may be shifting from aspirational pricing to realistic market pricing
  • Rising inventory brings Seller patience as Buyers spend more time waiting to find their right home
  • Many Sellers are still struggling to accept their home may be overpriced
  • Insurance rates and association fees are influencing home buying decisions as much as interest rates
