Bonita Springs-Estero Real Estate Market – Bonita Springs-Estero REALTORS® (BER®) released the January Local Market Update. This report describes year-to-year comparisons, year-to-date statistics, and sales price trends since 2007. For a more detailed analysis, here is the Florida Realtors January Report.
- January median home sale priced dropped to $550,000 from $580,000 in December
- Six months supply of homes in January, up from 5.9 in December
- Days On Market increased to 35 days, from 30 days in December
- 149 closed sales in January, compared to 217 in December
Naples Area Real Estate Market – Naples Area Board of REALTORS® (NABOR®) released the January Market Report. Here are a few interesting observations:
- Overall inventory continued to climb for the sixth straight month as many new listings came on the market
- The market has changed…January had 1,804 price decreases, 122.7 increase compared to December’s 810
- More sellers are obtaining appraisals prior to listing their home
- 6.4 months of inventory in January compared to .9 months in January 2022
- Home buyers are taking much longer to find that right home
