Bonita Springs-Estero Real Estate Market – Bonita Springs-Estero REALTORS® (BER®) released the December Local Market Update. This report describes year-to-year comparisons, year-to-date statistics, and sales price trends since 2007. For a more detailed analysis, here is the Florida Realtors December Report.
In 2023, residential real estate inventory increased 75% from 2022, according to data from Southwest Florida MLS. Median sales prices increased by $35,000, while buyers received an average of 96% of their listing price, a 3% decrease from 2022. Pending sales decreased by 10%, and closed sales decreased by 9%.
Naples Area Real Estate Market – Naples Area Board of REALTORS® (NABOR®) released the December Market Report. Here are a few interesting observations:
- Overall inventory of homes increased 38.8% to 3,795 from a year earlier
- 1,080 price reductions occurred in November, the highest in six months
- November was one of four months this year reporting decrease in median closed prices
- Builders reporting much slower fall sales with budgets lagging 25% and contract cancellations at 20%
- Pending home sales down 13.8% from November 2022
- Closed sales dropped 6.1% from a year ago
