Naples Area Real Estate Market Report – Naples Area Board of REALTOR® (NABOR®) released the November Market Report. Here are a few interesting comments:
- A 41.4% decrease in sales in November 2022 compared to a year ago
- Inventory remains low at just 2.8 months supply (a balanced market is six month supply)
- Cash sales accounted for 62.3% of the home sales
- Newer homes are more desirable with insurance struggles with the older homes
- Inventory rose in all price categories except the $300,000 and lower category
- November’s overall median closed price increased 20.4% to $600,000 from $498,500 in November 2021
- Sellers can no longer expect multiple offers that are significantly over the listed price
- November’s report showed sellers are more willing to negotiate again as the overall percent of list price received decreased 3.3% compared to a year ago
