Bonita Springs-Estero Real Estate Market – Bonita Springs-Estero REALTOR® (BER®) released the January Market Report. Here are a few interesting observations:
- Number of sales transactions have leveled off the past seven months
- Cash sales have been increasing each month
- Single-family home median sales prices have been trending downward the past year
- Median percent of origin list price has averaged around 96% the past six months
- Number of sales closed during the month has been trending downward for nearly a year
- Days to contract and close is have been increasing the past year
- Number of properties going on the market each month have doubled in the past four months

Naples Area Real Estate Market – Naples Area Board of REALTOR® (NABOR®) released the January Market Report. Here are a few interesting observations:
- Many new listings created a spike in the inventory for the month
- Median closed price has been holding fairly steady the past year
- Number of homes closed in January decreased over 33% from a year ago
- January showings almost doubled the number in December
- Overall inventory increased 74% from December 2022
- There were 1,092 price reductions reported for the month to stimulate sales
- Days on market have been trending upward for the past eight months, reaching 55 for January
