  • Closed sales down 26.1%
  • Inventory of homes up 94.4%
  • Months supply of inventory up 146.2%
• Condo – April 2023 compared to April 2022:
  • New listings down 34%
  • Pending sales down 16.6%
  • Average days on market up 425%
  • Closed sales down 17.1%
  • Inventory of homes up 56.5%
  • Months supply of inventory up 120%

Naples Area Real Estate Market – Naples Area Board of REALTOR® (NABOR®) released the April Market Report. Here are a few interesting observations:

• Overall sales activity slower than a year ago
• Home values continue to appreciate
• Inventory remains below the norm and is not expected to spike to high level this year
• Interest rates impacting some home sales
• Inventory decreasing in communities off the water and east of I-75
• Increasing insurance cost has become a factor for buyers
