What a Change in Four Years!

Per Naples Area Board of REALTORS® , the average home sale price in Naples in March 2019 was $597,081.  Last month it was $1,018,469.


Bonita Springs-Estero Real Estate MarketBonita Springs-Estero REALTOR® (BER®) released the March Market Report.  Here are a few interesting observations:
  • Year-To-Date statistics compared to 2022:
    • New listings up 1.7%
    • Pending sales down 12.7%
    • Average days on market up 146%
    • Closed sales down 14.5%
  • March 2023 versus March 2022
    • New listings down 5.2%
    • Pending sales down 5.9%
    • Average days on market down 153.8%
    • Closed sales down 10.6%
    • Active inventory up 104%
  • There are still some negative effects of Ian, primarily in western Lee County, that are impacting sales activity

Naples Area Real Estate MarketNaples Area Board of REALTOR® (NABOR®) released the March Market Report. Here are a few interesting observations:
  • Inventory continues to increase, giving Buyers many more choices
  • Market continues to move towards pre-COVID levels of activity and stability, a more balanced Seller-Buyer market
  • More price reductions by Sellers who failed to price their homes competitively when originally listed
  • Number of showings in March increased nearly 6% compared to February
  • Average days on market decreased from 55 in February to 49 in March
  • Pending sales increased from 1,231 in February to 1,377 in March
